Frequently asked questions

Does this account for platform fees?

Yes. Platform fees, cleaning costs and utilities are all separate inputs so profit reflects real operating costs.

Can I model more than one property?

The projection is set up for one property. Duplicate the workbook to model another — keeping them separate is also what stops one strong listing hiding a weak one.

What is break-even occupancy?

The occupancy at which an average month covers its costs and nothing more. It's worked out from your contribution per booked night, so cleaning and consumables scale with bookings rather than being held fixed. If your contribution per night is negative, the sheet says the property can't break even at any occupancy instead of printing a percentage.

Does it handle a month where the place is closed?

Yes. Set that month's occupancy to 0% and turnovers, cleaning and consumables all fall away while your fixed costs are still charged — so the month shows the real loss and the annual total stays honest.

How does it compare short-letting to a normal tenancy?

On the Operating Costs tab you mark which costs you'd still pay with a long-term tenant. The summary then puts your annual net next to what the property would clear as a long let. It's money only — it doesn't price your time.
